Booking Terms and Conditions
Policy
Check in Between 16:00 and 20:00 – Check out by 10am unless a prior arrangement has been made.
No pets.
We provide your bed linen and make the beds before your arrival. We ask that you remove the duvet cover, sheet, and pillowcases at the end of your stay before your departure (please leave the mattress and pillow protectors on).
No smoking of any kind is permitted inside of the property, including e-cigarettes. Smoking is restricted to the garden (or external areas). Please ensure all cigarettes are fully extinguished in the pot outside the lower barn door by the car park, or bucket in the garden. Please do not bring stubs into the property or indoor waste.
Groups are accepted up to a maximum of 10 people. The barn must not exceed this sleeping capacity. No additional guests are allowed in tents, campervans or caravans.
No stag and hen groups.
Parking for all guests is available on-site free of charge. We do not offer charging for electric vehicles. The nearest vehicle charging point is within a mile at the village pub, The Rest & Be Thankful. No extension leads to be run from the barn.
If you intend to bring anything other than a standard vehicle, please arrange this in advance by contacting us.
Strictly NO fireworks are allowed on the premise and no candles are permitted in the barn.
The owners do not and will not accept responsibility for damages, loss including accidents or injury resulting from use in the barn, garden and car parking area.
Breakages to be paid for and if an unacceptable amount of cleaning is necessary with regards to the barn and bed linen a charge will be made
The owners have the right to ask anybody to leave where they consider the behaviour is unacceptable or the house rules have been broken.
Payment Conditions
A deposit of 10% of the booking total is required.
The deposit will be refunded according to the cancellation conditions.
Full booking balance must be paid 14 days before arrival.
In the event of a no show or booking reduction (after arrival date) the full cost of the booking is charged.
Cancellation Conditions
If the booking is cancelled less than 30 days before arrival then a charge equal to 50% of the stay will be made.
If the booking is cancelled less than 7 days before arrival then a charge equal to the full booking amount will be made.

Termination
We may terminate or suspend access to our Service immediately, without prior notice or liability, for any reason whatsoever, including without limitation if you breach the Terms.
All provisions of the Terms which by their nature should survive termination shall survive termination, including, without limitation, ownership provisions, warranty disclaimers, indemnity and limitations of liability.

Exmoor Camping Barn has no control over, and assumes no responsibility for, the content, privacy policies, or practices of any third party web sites or services. You further acknowledge and agree that Exmoor Camping Barnshall not be responsible or liable, directly or indirectly, for any damage or loss caused or alleged to be caused by or in connection with use of or reliance on any such content, goods or services available on or through any such web sites or services.
Changes
We reserve the right, at our sole discretion, to modify or replace these Terms at any time. If a revision is material we will try to provide at least 30 days’ notice prior to any new terms taking effect. What constitutes a material change will be determined at our sole discretion.
